Booking Information



Collaton Farm properties are available for booking all year round and lettings run from Friday to Friday. Bookings over the Christmas period may vary so that Christmas and New year fall in the middle of the letting period.


Short breaks are available outside high season at times and rates by agreement. The Farmhouse and cottage have the ability to interconnect and may be rented together subject to availability


Availability may be checked with us by telephone or email.


Guests are asked to vacate by 1000hrs on the changeover day and arriving guests are welcome between 1530 and 1900 hrs.




Smoking is not permitted inside any of the properties and a cleaning charge will be deducted from the deposit if this condition is not        respected.


Dogs may be accommodated in the Farmhouse and Cottage by arrangement but The Linhay is not suitable for pets.


The let is subject to the occupancy notified to us and must not be exceeded.  If this condition is not observed, the owner reserves the right to ask the hirer to vacate the property.


The owner reserves the right to enter the property at any reasonable time to carry out any necessary repairs or maintenance.


Reservations may be made by email or telephone and bookings will be confirmed by us in writing.  Provisional reservations will be held by us for four working days pending receipt of the booking deposit or full rental. Bookings confirmed more than six weeks prior to the start date will be secured by a 15% deposit or £100 (whichever is greater).  Full payment is due six weeks before the rental starts; no reminder letters will be sent. If the balance is not received on time it will be assumed that the booking has been cancelled.  


Bookings made less than six weeks before the start date must be paid in full at the time of booking.


A returnable deposit of £100 will be charged when the full rental becomes payable. The deposit will be returned less the cost of any breakages, missing items, damage or excessive cleaning requirements, within two weeks of the end of the let.


We understand that there are usually good reasons for cancellation and if the situation arises, we will try to re-let so that cancellation charges are kept to a minimum.  If a booking is cancelled more than six weeks before the commencement date the deposit will be returned less a service charge of 15% of the deposit if the property is relet; if not the full deposit will be forfeited.


If a booking is cancelled less than six weeks before the commencement date the full deposit will be forfeited but if the property is relet a  service charge of 20% of the deposit will apply.  If the property is not re-let following cancellation, charges will apply:-


Cancellation notified to us within 42 - 28 days of commencement date    50%

Cancellation notified to us within 27 - 14 days of commencement date    70%

Cancellation notified to us  less than 14 days before commencement date    90%


If due to unforeseen circumstances the property becomes unavailable, reasonable efforts will be made to find alternative accommodation.  Failing that all monies will be returned to the hirer without deduction and no further liability will be accepted.


The hirer is responsible for the property during the rental period and shall ensure it is kept in a clean and tidy state and the any breakages are replaced or reported to the owner.
